Rent for one to ten months
Everything here is a seasonal rental by whole months, with Wi-Fi included in the rent; the final clean is a one-off amount stated on the listing. To enquire, your rental profile is enough — we only need your ID once the owner has accepted; we clarify in advance which supporting documents make sense for your temporary purpose. The deposit is two months' rent and goes directly to the owner.

Seasonal, holiday and long-term lets — the difference
A holiday rental is let by the night and needs an ETV licence in Mallorca. Because a seasonal rental is not a tourist offer, it does not need that licence. For you that means the choice is not limited to licensed properties, and you are not paying a nightly rate.
A residential contract under Article 2 LAU, by contrast, gives the tenant a right to extend for up to five years. A seasonal rental ends on the agreed date, with no right of extension. Both sides know from the start when it finishes — which is precisely why owners offer this form at all.
The price for that is a demonstrable reason: work, study, a fixed-term project, a renovation, treatment. It belongs in the contract, and we put it in writing before signature.
What the rent includes
The monthly rent is stated on the listing and fixed for the agreed term. Wi-Fi is always included. The final clean is a one-off amount stated on the listing — nothing else comes at the end.
Utilities such as electricity and water come as a fixed monthly flat rate. The amount is shown on the listing, so you know the full monthly figure before you enquire. No balancing payment, no reconciliation after you leave.
Our fee is 10 per cent of the total rent for the term plus 21 per cent VAT, and it appears in the listing — so anyone enquiring already knows it. Searching, enquiring and the viewing cost nothing.
Deposit and payment deadlines
The deposit is two months' rent, as Article 36 LAU provides for seasonal lets. It is held by the owner; MUVAWAY does not hold deposits in escrow. After you move out the owner returns it within 14 days, less any documented damage.
The order is fixed: you sign first, and nothing is due before that. Within 48 hours of signature, the first month's rent goes to the owner as a down payment.
Everything else is paid at the handover, by instant transfer on the handover day at the latest: the remaining rent, the deposit and the utilities flat rate to the owner, our service fee to MUVAWAY. You may also transfer the day before. The keys follow as soon as the money has arrived. From four months, half of the remaining rent is paid at the handover and the other half mid-term.
Renting without travelling first
We visit and film every property on site. Your questions go straight to the owner at that appointment, so you get first-hand answers rather than a description from the listing. And before a property goes live at all, we match the landlord against the land registry — via a current nota simple and ID.
You can decide afterwards from wherever you are. Most of our tenants see the property for the first time at the key handover — which is exactly what the footage and the fixed written terms are for.

What does it cost, and who pays what?
Rent and deposit go to the owner. MUVAWAY charges a commission on the total rent for the agreed term: 10 percent from the tenant and 3 percent from the owner, plus 21 percent Spanish VAT. The fee arises only with the key handover: the tenant pays their share at the handover together with the remaining rent and the deposit, and the owner pays their own share on the handover day against invoice. No handover, no fee. Wi-Fi is always included in the rent; the final cleaning is a one-off flat fee after move-out, set by the owner, usually around €150, and stated on the listing. Utilities such as electricity and water come on top as a fixed monthly flat rate, and the amount is stated on the listing.
