Paid by the tenant directly to MUVAWAY at the handover. It is stated in the listing, so anyone who enquires already knows.
Upfront
0 €
up to the key handover
The valuation, the photography, the viewing and the contract cost nothing. The commission arises with the key handover, not before.
Example at 1.800 € a month for six months: 10.800 € total rent. Owner commission: 392,04 €, including VAT. Tenant service fee: 1.306,80 €, including VAT. Rent, deposit and other costs are separate.
What else is worth knowing
When it arises and when you pay
Commission arises with the key handover. You receive the invoice that day and pay it by bank transfer the same day. The tenant never pays your commission. No costs before that.
What it covers
Recording of the property, photography, publication, filtering of enquiries, the filmed viewing, the applicant's rental profile — their ID after your acceptance — and the contract.
VAT
The percentages on this page are exclusive of 21 % Spanish VAT (IVA); the example amounts already include it.
Who pays what
Tenant: 10 % of total rent, at the handover. Owner: 3 %, on the handover day against invoice. Both plus VAT. Rent and deposit go directly to the owner.
What happens if it is not let
No handover, no commission. Valuation, photos, listing and viewings are free.
On extension
An addendum extends the contract. The same commission rate applies to rent for the additional months, due at the start of the extension.
Which documents we need
Proof of ownership or authority to let, your ID, a valid habitability certificate and an energy certificate.
Seasonal tenancies
A seasonal tenancy needs a real, documented reason for the stay. That is checked before signature, not after.
