Frequently asked questions about letting

What do I need to list a property?

Start with at least eight photos, then add property details, rent and availability. If you have no photos, use “No photos?” for help. Before publication, we check identity, ownership, the habitation certificate and the energy certificate.

Do I need a holiday-letting licence?

MUVAWAY does not offer holiday letting or stays by the night. Seasonal and tourist letting are different legal uses, but the requirements depend on the property, the way it is marketed and the agreement. We therefore verify the intended use and documents before publication; owners should obtain current legal advice for their specific property.

What happens at the end of the term?

The agreement states a fixed end date and the documented reason for the temporary stay. MUVAWAY checks those points before signature, because the real purpose and circumstances of the tenancy matter, not only the title printed on the contract.

What does listing cost me?

Listing, photos and the rental valuation are free. A commission falls due only at the key handover: 3 percent of the total rent for the agreed term plus 21 percent Spanish VAT, invoiced on the handover day and paid by you by transfer that day. No handover, no charge.

When do I receive the rent?

The tenant pays you directly — MUVAWAY holds no money. Within 48 hours of signing, the first month's rent reaches you. The remaining rent, the deposit and the fixed extra costs arrive by instant transfer on the handover day at the latest. Only then are the keys handed over. From 4 months, half of the remaining rent follows mid-term.

Who chooses the tenant?

You do. Read the rental profile and clarify any questions with our help. You decide who moves in. We collect ID after your approval, before signing.

What if the tenant does not pay?

Payment deadlines and the consequences of a missed payment are set out in the tenancy agreement. The amounts due by then must have arrived before the keys are handed over. If a deadline is missed, MUVAWAY supports the next steps provided for in the contract; the legal assessment always depends on the specific case.

Who is the contact during the tenancy?

The owner is your contact for the property and repairs. MUVAWAY helps with questions about the process and stays available through to move-out.
