El Terreno lies above the Paseo Marítimo, just a few minutes from the centre of Palma. As early as the end of the 19th century it was a popular summer retreat for affluent residents of Palma. Later it developed into a meeting place for artists, writers and international figures. After some quieter years, El Terreno is now undergoing a new revival. Its central location, historic character and views over the bay of Palma are especially valued.
Daily life and getting around
El Terreno lies above the Paseo Marítimo, between the harbour and the Bellver woods. The quarter has supermarkets, bakers and pharmacies; the Castell de Bellver and its woodland park are walkable.
The centre is a 15-minute walk along the water or five minutes by bus. Sitting between town and harbour makes this one of the few addresses where you live without a car and without Old Town noise.
Who rents here, and what to know
People who want to be central but not in the thick of it. El Terreno was Palma's nightlife quarter in the 1960s and is mostly quiet today — at a noticeably lower price level than Santa Catalina for a similar distance to the centre.
The quarter is on a slope, many streets are steep, and the building stock is mixed: from restored art nouveau houses to 1970s blocks. The lift and the condition are worth asking about.
