You own an apartment in Mallorca but do not use it all year. There are two fundamentally different routes: letting it to tourists by the night or offering it as a seasonal home for a few months. The distinction is not just the length of stay. Purpose, contract and day-to-day workload matter just as much.

When seasonal letting fits
A seasonal let suits owners who want predictable income while knowing when the home will be available again. The tenant lives in Mallorca temporarily, for example for a project, study, renovation or a clearly limited winter stay.
The genuine temporary reason is essential. It belongs in the contract together with the dates, monthly rent, deposit, utilities and inventory. A short contract alone does not turn a permanent housing need into a seasonal let.

Why holiday letting is a different model
Holiday letting is aimed at travellers and marketed as tourist accommodation. Mallorca has separate rules, registrations and property requirements for that activity. Any claimed ETV licence should be checked directly with the competent authority; an advert or an old document is not enough on its own.
Operationally it is a different business too: frequent check-ins, cleaning, linen, availability and fluctuating occupancy. Owners considering that route should have both the individual property and the current requirements checked professionally before proceeding.
What to prepare for a seasonal let
For a clean listing, we mainly need:
- evidence of ownership or authority to let
- valid identification for the contracting owner
- habitability and energy-efficiency information
- a complete inventory and current photographs
- realistic available months and a clear monthly price
